Project Update - Mazzard View, Landkey

We are pleased to report that a second phase of residential development at Mazzard View, Landkey, was recently granted outline planning consent by North Devon Council.

AWP were pleased to provide outline planning application support for Phase 2 of the development for our client LVA. Phase 2 consists of up to 150 dwellings with provision for affordable housing, that will link up with Phase 1 comprising 77 dwellings already built out by Devonshire Homes.

Having provided support for the original outline planning application, subsequent appeal and Reserved Matters submission for the Phase 1 scheme, AWP has been involved in the delivery of this site for nearly 8 years overall. Our commission for the recent Phase 2 outline application covered both Transport Planning and Flood Risk and Drainage support, including a Transport Assessment and Travel Plan, Flood Risk Assessment, Surface Water Strategy and Foul Drainage Strategy.

Working closely with Devon County Council Highway Officers, we were able to build on the access strategy secured for Phase 1 of the development to ensure safe and suitable access was achievable for all users. The name “Mazzard View” comes from a type of cherry uniquely found in North Devon. Introduced in the 18th century, mazzard orchards once covered over 100 acres in the Parish of Landkey. As the village has grown, these have slowly disappeared, but were revived with the development of a new Mazzard Green in the centre of the village, just to the south of the development site, with five varieties of mazzard planted.

Following the grant of outline planning permission for Phase 2 it is anticipated that the site will be brought to the market very soon and following the success of Phase 1 there is certain to be lots of interest.
