Project Update - Redevelopment of Yelland Quay Approved

The allocated site was a former coal fired power station last operating back in the 1980s, and it represents the largest Brownfield regeneration project in the district. The now consented scheme includes 250 new homes, 3000sqm of employment space, local retail, café and restaurant uses that will transform this disused site into a new community and destination along the Tarka Trail, between Instow and Fremington Quay.

Appointed by Yelland Quay Ltd, AWP first started work on the Yelland Quay project back in 2014, providing engineering support through a lengthy pre and post-application process. During that time we completed the Transport Assessment, Flood Risk Assessment, foul and surface water drainage strategies. preliminary highway design for a new access road and improvement works for the existing junction onto the B3233. We also provided input to the Environmental Statement, and represented the client at several public consultation events.

Being located immediately adjacent to the Taw Estuary, the potential impact of sea level changes and wave action were an important element of the Flood Risk Assessment and the resulting design of the new access road. Traffic capacity on the wider highway network leading into Barnstaple is also a highly sensitive issue locally. The application was originally refused planning consent by North Devon Council on various grounds, and Alex acted as an Expert Witness during the subsequent Planning Inquiry in April of this year successfully arguing that the scheme would not result in any severe impacts on the wider road network.
